Familienwohnbau is constructing four residential buildings in 1210 Vienna, at An der Schanze, consisting of 241 subsidized rental apartments and 7 commercial units.
Apartment sizes: 2–5 rooms between 52 m² and 123 m²; each apartment will have an outdoor space.
Commercial unit sizes: between 54 m² and 552 m² on the ground floor.

- Neighborhood canteen with approx. 390m² incl. ancillary rooms (coworking area adjacent to the neighborhood canteen)
- 4 small business units with a size of approx. 54–59m² (each of these units connected by a staircase to a 2-room apartment)
- 3 studios (on 2 levels/with gallery) with a size of approx. 98–126m² -> can also be used for living

- 1 office of approx. 522 m² incl. ancillary rooms
The project
Another developer competition in which Familienwohnbau successfully participated: under the motto ‘Donaufelder Friendships’, innovative forms of housing for single parents and separated parents are being offered at a prominent key urban development site, distributed across several building sections, and 241 subsidized apartments, some of them as SMART apartments, and 7 commercial spaces are being built.
The details
An attractive range of 2- to 5-room apartments in sizes from 52 m2 to 123 m2 is being created in four buildings, for a wide variety of requirements and needs. In addition, there will be a home with 11 units for single parents. Barrier-free access to the apartments and outdoor spaces such as loggia, balcony, terrace or roof terrace are standard.
The low-energy building with Klimaaktiv building standard will be equipped with a ceiling heating and cooling system, which is supplied via district heating – creating residential quality.
In addition to a toddler and youth playground, stroller and bicycle storage room and a prep kitchen, there will also be a common room and a bicycle workshop
Car parking spaces are available in the underground garage.
The infrastructure
A diverse mix of uses consisting of good local amenities, shared facilities across building plots, and open spaces with high quality of stay ensures a new, livable residential neighborhood for future residents and the existing neighborhood; thus this district will become a vibrant quarter with a varied offering and an urban character.
