The Project
As in the future more and more people will be living together in urban areas in confined spaces, sustainable and future-oriented planning is simply THE challenge for every developer. More than just a building plot: under this motto, this project—which also emerged as the winning project of a developer competition—was developed in close collaboration with the architect team heri & salli. With the “Forum am Seebogen” we are creating a building with various possible uses, housing living, working, and cultural mediation—an offering that is anything but ordinary.
In planning this open-use townhouse, timber element and modular construction—a building model with a future—was chosen: while the basement and ground floor are still being built in classic reinforced-concrete construction, the upper floors are being created in timber element construction and the top floor from prefabricated timber modules.
The Details
At present, only one 3-room apartment is still available, each with an attractive balcony and lake view, and an extraordinary open-plan office of approx. 130 m² on the top floor with a spacious 36 m² roof terrace and a 10 m² balcony is available for purchase.
In constructing the residential building, emphasis was placed both on tasteful fittings and on cost-saving heating and affordable hot-water preparation (district heating, underfloor heating).
The landscaped communal area with generous play areas is intended to help realize the idea of a shared open-air living room.
The Infrastructure
Seestadt Aspern is the first part of one of Europe’s largest urban development areas. After the Seepark district, planning is now underway for stage 3—the Seebogen. Here, the focus is on interlinking residential construction and neighborhood development.
The location of the residential building is as perfect as can be: you can hardly get any closer to the subway—the U2 Seestadt station is just a few steps away. Likewise the artificially created lake—the namesake of Seestadt—with the associated lake park, where you will find numerous options for leisure activities. The immediate location on the lakeside promenade, which will develop over the next few years into a promenade with numerous shops, makes this project an absolutely exceptional residential highlight that is second to none.
The Seestadt initiatives—projects by and for Seestadt residents—offer participatory programs in the areas of art, culture, sustainability, gardening, exchanging, networking, and much more, and promote neighborliness through personal engagement.
