The timber-hybrid construction combines the different strengths of timber and reinforced concrete. Reinforced concrete takes on tasks that call for load-bearing capacity, stability and robustness. Timber complements the structure where its properties can be put to targeted use. This allows the use of materials to be matched to each specific structural task.
Timber stands in a long building tradition. Maison Parsche carries this idea forward with contemporary planning, modern building technology and a high-quality building envelope. What matters is how everything works together: the right construction, careful execution and protection of the materials used.
For the owners, the result is a building designed for long-term usability and a conscious use of resources. Good insulation, external sun shading and modern building services complement the construction to form a coordinated overall concept.
Energy Efficiency That Makes a Difference in Everyday Life
What the energy figures mean financially.
The energy performance certificate dated 29 May 2024 documents the building's key figures: primary energy demand, carbon dioxide emissions and overall energy efficiency each achieve class A+. The reference heating demand is 40.1 kWh per square metre per year, in class B.
These values describe the energy quality under standardised calculation conditions. For the living concept, this means: a low calculated heating demand is combined with a heat pump that supplies heat efficiently.
What the Energy Figures Can Mean Financially
The order of magnitude can be illustrated with a simplified example calculation. With a heating demand of 40.1 kWh/m²a, a 60 m² apartment accounts for a calculated approx. 2,406 kWh of heat per year.
Assuming a seasonal performance factor of 3 for the heat pump, these 2,406 kWh of heat correspond to around 802 kWh of electricity. At an assumed electricity price of EUR 0.30/kWh, this results in around EUR 240 per year for the electricity required for space heating as calculated in this example.
For 100 m², the corresponding figures are around 4,010 kWh of heat, 1,337 kWh of electricity and approx. EUR 400 per year.
Summer Comfort Counts Too
Contemporary living includes a pleasant indoor climate beyond the heating season. External sun shading reduces heat gain before it even reaches the window, thereby supporting comfort in summer.
In addition, the provision for ceiling cooling creates the technical prerequisite for later cooling across large surfaces. Whether and to what extent this can be used depends on the system actually installed and its design. A provision is not yet a ready-to-operate cooling system.
The cooling demand is not stated in the energy performance certificate. It depends on factors such as weather, shading, window areas, desired room temperature and usage.
Here, too, the pure cost calculation is easy to illustrate: additional electricity consumption of 200 kWh during one cooling season would cost around EUR 60 at EUR 0.30/kWh. This figure serves purely for illustration and is not a forecast for Maison Parsche.

The apartments at Maison Parsche offer different answers to the question of how people want to live today. Compact floor plans create short distances within the apartment. Each of the 15 apartments has a private outdoor space – garden, loggia, balcony or terrace. This means every home also includes a personal spot under the open sky: for breakfast in the morning sun, herbs and plants, long summer evenings or simply a break from everyday life.
Some apartments offer particularly generous outdoor areas relative to their living space. Others fit three rooms with two separate bedrooms into around 60 m². Floor plans like these can suit a small family just as well as a couple with a study or a flat share.
The larger family apartments offer several private retreats and two bathrooms. The maisonettes make it possible to spread different areas of life across two levels. The result is living concepts that accommodate different needs and allow for personal design.
