Apartments for sale in Nussberg – 1 available from € 749,000
About the project
At the foot of the Nussberg, two apartment buildings host 22 modern condominium apartments surrounded by a garden paradise. Floor plans range from 40 to 150 m² with generous French windows and high-quality fittings. Every apartment has its own outdoor space – garden, terrace or balcony. All apartments are ready for occupancy.
A home that offers an unobstructed view of the essentials: nature, cultural heritage and boundless freedom on every side.
Architecture & living
The proportions recall historic vintners' courtyards. Pitched roofs, monumental gestures and architectural lightness shape a present-day version of a Nussdorf townhouse. Two buildings with abundant open space and strikingly large window fronts, bright and open to everything nature has to offer year round.
State-of-the-art technology
Heat supply is provided by an air-source heat pump combined with a geothermal system; underfloor heating is fed by the same heat pump, and cooling runs through thermally activated building components. Exterior shading is electrically operated. Generous parking spaces — some with EV charging — and individual storage rooms round out the technical package. Fittings are by Dornbracht, tiles by L'Argilla.
A garden, a house on the Nussberg, on the vineyard slope, above the Danube
The Nussberg is a centuries-old cultural landscape and one of Vienna's most renowned wine-growing areas, first mentioned as "Nuzperc" in 1226. The city hiking trail across the 322 m summit opens up an unrivalled view of city and Danube; at its eastern foot the river flows gently through the landscape. Otto Wagner's Nussdorf weir and lock complex (1894–1898) still stands as the architectural gateway where the Danube Canal branches off the Danube. The Beethovengang, beginning where the tram line D ends, was Ludwig van Beethoven's favourite walk during his summers in Heiligenstadt.
Nussdorf — for nature lovers, for citizens of the world
The Heurigen culture creates a strong neighbourhood feeling. The village centre is a short walk away with supermarket, pharmacy, bank, post office, doctors and a florist. Four kindergartens, a primary school and the Kooperative Mittelschule with its arts-and-creative focus take care of education. Gastronomy reaches world-class with Plachutta, Dots at the Brunnerhof and three-Michelin-star Amador — alongside Restaurant Renner with its monastery beer garden brewing since 1455, and the idyllic Buschenschenken across the region.
Transport
Tram D into the centre, bus 38A to Heiligenstadt, and regional trains plus the S40 fast city train from Wien Nussdorf station to Spittelau (U4/U6 underground). Drivers reach the A22 in 5 minutes, the 1st district in 10 and the airport in 25. Cyclists are almost as fast via the Danube Canal route.
