About the project

Parkgarten Mauer consists of two building bodies and presents itself with elegant, modern architecture in an exclusive location at the heart of Mauer's best residential area — surrounded by greenery and the vineyards of the nearby slopes. The site sits on a quiet side street in Vienna's 23rd district (Liesing) and offers a perfect blend of urban living and green recreation.

Two buildings, six units

The street-facing building contains three apartments: a garden apartment on the ground floor, a 4-room apartment on the 1st upper floor and a penthouse on the top floor with far-reaching views. The rear of the plot is occupied by three townhouses, all with full basements — giving each one the feeling of a stand-alone house. Living areas range from 97 to 118 m² with three or four rooms, individually customisable to the buyer's wishes.

Generous outdoor space

Every unit comes with substantial outdoor space — private gardens of approximately 50 to 220 m², terraces, balconies, and panorama roof terraces with views over the city and the surrounding countryside. Each garden has its own electricity and water connection; an optional pool with poolhouse can be added. A shared underground garage provides six parking spaces (purchasable separately).

Energy and finish

The solid-masonry build features triple-glazed wood-aluminium windows, motorised exterior blinds (Raffstores), oak parquet in living and sleeping areas, and large-format 60×60 cm tiles in the bathrooms. Heating is provided by an air-source heat pump with underfloor heating; an in-house photovoltaic system and multi-split air conditioning complete the energy concept. Handover is turnkey.

The Mauer neighbourhood

Mauer ranks among Vienna's most sought-after residential areas — a historically grown village that has been folded into the city's transport network. Maurer Hauptplatz, with its shops, restaurants, three charming Heurige (wine taverns), service businesses and doctors, is within easy walking distance. The Maurer Wald forest and the Lainzer Tiergarten nature reserve invite walks and bicycle tours. Tram line 60 reaches Hietzing and U4 in about 20 minutes; bus lines 56A and 60A connect to the suburban rail network (S1–S4) and U6. A pharmacy, doctor, and bank branch are each roughly 500 m away; several public and private kindergartens and schools sit in the immediate vicinity.

Status

Construction is scheduled to begin in winter 2025 / spring 2026, with completion in autumn 2027. The purchase follows the Austrian Construction Buyer Protection Act (BTVG) with an instalment plan: each instalment falls due only once the corresponding construction phase has been completed and independently inspected, and the buyer's share is secured in the land registry as soon as the purchase contract is executed.
