About the project

A venerable 19th-century townhouse in the heart of Vienna's 19th district (Döbling), reimagined for contemporary living. OBENAUF carefully revitalised the historic substance and added a sustainable timber-framed top-up, yielding eleven beautiful condominiums between 50 and 200 m² with generous terraces and loggias.

Living in Wood

We use wood deliberately. It grows back regionally, locks in CO₂, creates a healthy indoor climate, regulates room temperature naturally and improves air quality. The roof extension is built in modern timber construction — a quiet but uncompromising commitment to sustainable building.

The Courtyard Park

Residents share a private oasis behind the historic façade: a generously planted park with a swimming pool and a freestanding sauna house. The courtyard-side terraces overlook the green inner yard — the kind of view that invites you to enjoy your market purchases at sunset.

A Unique Micro-Location

The building sits on a quiet residential street in Oberdöbling, but daily life is anything but quiet: a hip coffee house on the ground floor and a wide selection of fresh delicatessen products directly across the street leave hardly any culinary wish unfulfilled. Döblinger Hauptstraße — with its trams, shops and grocery options — is a short walk away.

The Apartments

The original launch comprised eleven units ranging from compact 2-room flats around 50 m² to large 5-room residences of just over 200 m². Two charming existing apartments on the second floor were carefully modernised and offered for sale from late 2020; the roof-level new-build units followed in 2023.

As of mid-2026 ten of the eleven units have been sold. Only TOP 01 (~51.8 m² 2-room ground-floor / Hochparterre unit) remains on OBENAUF's active for-sale page.

Top 01 — what remains

A sunny ~51.8 m² 2-room ground-floor (Hochparterre) apartment combining historic substance with modern comfort. A generous vestibule with access to the bathroom, separate WC, an open Wohnküche (~25.7 m²) and a separate bedroom (~13.9 m²). Oak country plank flooring, white-lacquered timber box windows, district heating with underfloor heating (app-controllable via Homematic), Marazzi porcelain tiling in the bathroom, video intercom, and a high-security RC 3 entry door with 42 dB sound insulation.
