About the project

THEOs is a new residential quarter on the site of the former Theodor-Körner military barracks in Vienna's 14th district (Penzing), combining urban lightness with green living quality. Three apartment buildings line Spallartgasse with a combined 103 freely-financed owner-occupied apartments (1 to 5 rooms, 33 to 148 m²) opening up onto a 15,000 m² publicly accessible park with mature trees from the Belle Époque era. All units are move-in ready and have a private outdoor space – balcony, loggia or terrace.

Architecture with respect for nature

The urban planning concept by driendl* architects (Spallartgasse 21/23) and BWM Architects (Spallartgasse 19) deliberately positions the buildings at the perimeter of the site and respects the surrounding context. Existing trees were preserved and provide natural shade. Staggered volumes, open ground-floor zones, varied facades and green roofs blend the project harmoniously into its surroundings. A ceiling height of around 2.65 m and generous open floor plans emphasise the spacious living atmosphere.

60 owner-occupied apartments with 1–4 rooms (38–148 m²), designed by BWM Architects. Hallmarks: continuous balcony bands with uninterrupted park views, stepped volumes up to seven storeys, brick facade in earth tones, galvanised-steel privacy screens.
