About the project

A quiet Gruenderzeit address in Vienna's 3rd district. The whole building at Trubelgasse 6 is undergoing a full renovation: 11 high-quality refurbished old-building apartments (mostly with terrace, balcony or loggia) and 3 new attic apartments with terraces created by a two-storey loft conversion. A barrier-free lift is being installed and serves every floor, including, on one penthouse, directly into the apartment.

Building & technology

The two-storey attic extension is a brand-new timber/steel framework on top of the original masonry. The structural design follows current standards for thermal insulation, sound insulation and fire protection. Street-side balconies and terraces receive flat-profile all-glass railings in brushed aluminium; courtyard-side railings are stainless steel.

Electrical installation uses brand-name switch programmes (Berker, Siemens) with a video intercom, pre-wired internet sockets and TV outlets in every living room, and LED spots in the secondary rooms. Apartment entrance doors are WK 3 (high-resistance) with fire protection.

Interiors

Carpenter-made interior doors in smooth white. Plastic-aluminium windows (white inside, anthracite RAL 7016 outside) with electrically operated external shutters; Roto roof windows in the attic. Oak parquet (plank format, oiled) in every habitable room; large-format Italian tiles 120 x 60 cm in bathrooms and WCs.

A Junkers gas condensing boiler with hot-water cylinder supplies underfloor heating throughout. All apartments are air-conditioned via Toshiba split units. Bathrooms come with towel radiators, real-glass shower screens, walk-in showers with tiled drains, Hansgrohe concealed rain showers, hand showers, basin and bath mixers, carpenter-built vanity tops, a white bathtub, and a wall-hung Laufen pro WC.

Mix

The project is small and deliberately curated. The Altbau apartments sit between 39 m² and 91 m² with terraces/loggias between 15 m² and 21 m². The three attic apartments are between 76 m² and 146 m² with terraces between 11 m² and 19 m². Asking prices on the original launch ranged from approx. EUR 348,000 to EUR 1,460,000.

Location

Trubelgasse 6 is wedged between Schloss Belvedere and the Schweizergarten in the calm Fasanviertel of the 3rd district. The Wiener Hauptbahnhof is a short walk; trams 1, 18 and O, buses 13A and 69A and the U-Bahn provide dense public-transport coverage to every part of the city.
