About the project
There is probably no one who is not enchanted by the charm of this picturesque Viennese neighbourhood. Here you still find beautifully preserved cellar lanes, no through-traffic, children playing in the street, friendly chatter from fence to fence. Stammersdorf is a longed-for place for many Viennese — "on the far side of the Danube" — and it is precisely for that reason that it remains so popular: no tour buses push their way through the lanes.
In the middle of this idyllic village setting, directly opposite the famous Wieninger winery, a beautiful residential project is being built on a former Heurigen (wine-tavern) property. The historic winegrower's house from the turn of the 20th century has been carefully restored. An attic apartment was added on the upper floor, and the ground floor now provides space for bicycles and prams.
In the rear part of the property there are three newly built city villas arranged one behind the other, offering a great deal of privacy. In total there are 7 units — some two- or three-storey, some on a single level — all with generous private outdoor spaces in the form of balconies, terraces or gardens.
Neighbourhood & infrastructure — a village inside the city
Stammersdorf only became part of Vienna comparatively late. Anyone walking into the village centre can still see the original village structures. The infrastructure, however, was long ago brought up to big-city standards. Grocery shops, a baker, a pharmacy, a bank branch, a hairdresser, doctors and various restaurants are all just a few minutes' walk away. Shopping centre B7 is a 5-minute drive; Shopping Center Nord and G3 shopping centre are 10 minutes by car. Public and private schools, kindergartens and various sports and leisure facilities are within walking distance or a few minutes' drive. For active recreation, the Stadtwanderweg Nr. 5 hiking trail leads directly onto the Bisamberg. The Marchfeld Canal, the Old Danube and the Danube Island are all quickly reached and offer wonderful local recreation.
Transport connections
Bus line 125 brings residents quickly to the U1 and S-Bahn station Leopoldau. Tram line 30 reaches the U6 and S-Bahn station Floridsdorf, and tram line 31 runs to Schottenring. The A22 motorway is accessed via the Floridsdorf interchange; the S1 is reached via Rautenweg.
