About the project
The "Freihof" at Wigandgasse 37 in Kahlenbergerdorf (1190 Vienna) is a listed building dating from 1455 that has undergone a comprehensive and stylish full refurbishment. It sits among the vineyards at the foot of the Leopoldsberg, a stone's throw from the Danube, with river views from some flats.
The highlight of the building is its original cross-vaulted ceilings, restored by hand. The "Freihof" has 11 flats in total; two of them are currently for sale: Top 1 on the ground floor (2 rooms, approx. 35 m²) and Top 10 on the first floor (3 rooms, approx. 134 m² with a courtyard-facing terrace).
The flats stand on building-right land (Baurecht) owned by Klosterneuburg Abbey. The building right runs until 2115 and the ground rent is about €0.77 per m² per month. Because the building is listed, the flats can be let at an "appropriate rent" (angemessener Mietzins).
Fittings
Because of the heritage protection, the focus was on preserving the original fabric with high-quality materials: a SieMatic kitchen in every flat, full furnishing in some flats (inventory at extra cost), high ceilings partly with cross vaults, triple-glazed timber windows, security entrance doors, oak parquet, large-format marble-look tiles and high-quality sanitary ware partly in black ceramic. Heating is provided by a gas-fired central heating system.
A garden with a pool among the vines can currently be used. However, the garden and pool may in future be allocated to the larger flats; there is no entitlement to keep them as communal areas. A large cellar room with direct access from the street can be purchased separately.
Location
The surroundings at the foot of the Leopoldsberg and among the vineyards are ideal for walking, hiking, mountain biking and running. The Danube cycle path and the Kuchelau bathing spot are close by, as are numerous Heurigen wine taverns. The city centre is easy to reach by bike and public transport: bus lines 142, 400 and 413 as well as suburban and regional rail (S40, REX4, REX41).
