About the project

Five terraced houses are being built on Schlettergasse in Kagran, ready for occupancy from spring 2028.

The end-of-terrace houses (3 rooms, 86.79 m²)

With 86.79 m², the two end houses need just two levels. Downstairs, cooking, dining and living share one room that opens onto the terrace to the east. That is where the sun stands in the morning, and where summer evenings fade out. Upstairs are the two rooms and the bathroom. The day stays downstairs, the night upstairs. Because the house stands at the end of the row, it has only one direct neighbour.

The mid-terrace houses (5 rooms, approx. 128 m²)

Around 128 m² are spread over three levels, and each has its own job: cooking and dining below, living in the middle, sleeping at the top. The ground floor opens onto the terrace to the east, where the sun stands in the morning. One level up is the living room with 28.31 m², the largest room in the house, next to the first bedroom. Under the roof follow two more bedrooms and the bathroom. Anyone working from home has a level of their own for it, and anyone sitting in the living room in the evening is a whole storey away from the children's rooms. A photovoltaic system with battery storage works on the roof. It delivers most in summer, exactly when the air conditioning is running.

Garden and building services

Each house has two private gardens: the larger one to the east with the terrace, the smaller one to the west with the front door. Room for a raised bed, for the first coffee in the sun, for children who can get outside without passing through a stairwell first. Heating is by an air-source heat pump, cooling by air conditioning in every room. The houses have no basement and are handed over turnkey. A car parking space can be purchased separately for € 11,400.

Location

Schlettergasse lies in the north-east of Vienna, in Kagran. The surroundings are a single-family-home area: low-rise buildings, front gardens, mature trees. To the south-east, a belt of woodland and meadows adjoins that may not be built on.

What stands here stays as it stands. The plot and its neighbours are zoned as residential area of building class 1, with a height limit of six and a half metres. A multi-storey apartment block can no longer be built next door, and in Vienna that is an argument that gains value over the years.

How quiet it is here has been measured by an expert: 40 dB at night, five decibels below the planning guideline for residential areas.

The connections have stayed urban. Bus and tram stop within walking distance, and from Kagraner Platz the U1 runs to the centre without changing. Local shops, pharmacy, doctors, kindergarten and primary school lie within half a kilometre, and Westfield Donau Zentrum and CITYGATE can be reached by bike in a few minutes.

Bottom line: a location for everyone who wants a house with a garden, with a Viennese address.
