About the project
Three buildings with a total of 17 freehold apartments and around 1,330 m² of living space are under construction at Gleichsaustraße 25-29 in Vienna-Stammersdorf. The architecture by CUUBUUS follows a clear, timeless design language and blends into a neighbourhood of gardens and single-family houses. Every apartment comes with a garden, balcony or terrace: the ground-floor gardens reach around 197 m², the roof terraces around 27 m².
The apartments
The ground floor holds six garden apartments with terrace and private garden, spread across all three houses. The first floor offers seven apartments with balcony, from a compact 2-room flat to a 4-room apartment of around 102 m². The top floor has four apartments with terrace and cooling units; ceiling heights there reach approx. 2.80 m, in House 3 partly approx. 3.00 m. The layouts are planned in detail: short distances, real storage space and rooms that are easy to furnish.
Energy
Geothermal energy feeds the underfloor heating, while the rooftop photovoltaic system supplies electricity for the common areas and the heat pump. The low-energy building with triple glazing keeps heat loss low in winter and protects against summer heat. Cooling units on the top floor temper the living rooms using cooling energy from the ground. On the ground and first floor a retrofit is prepared as an optional extra.
Cellar and garage
The in-house underground garage has 17 numbered parking spaces and is linked to every staircase by lift. A storage cellar belongs to each apartment, plus bike and stroller rooms. A charging solution for electric cars is possible as an optional extra.
Location
Stammersdorf has kept its down-to-earth character: vineyards, the traditional Kellergasse and plenty of green between Bisamberg and Marchfeldkanal. The project lies in a quiet, traffic-calmed residential area. The nearest supermarket is around 105 m away; kindergartens, schools, doctors and pharmacies are close by. Tram lines 30 and 31 connect Stammersdorf directly with Floridsdorf and Vienna's city centre.
Completion is planned for 2028; construction has already started.
