About the project
Meet Margaret
A home that lives with the city – and draws its character from exactly that. Margaret is more than a place to live. It stands for a way of life shaped by movement, style and an everyday routine that needs no planning. What emerges here is a feeling made up of many small moments: the things you experience daily and the things that happen in passing yet turn out to be special. Urban, stylish and close to life. Margaret takes living further and turns it into something lasting.
This is Margaret
Margaret brings together exactly what makes city life what it is. A project that blends in naturally and still has a presence of its own. Urban, stylish and with a feel for what counts today. Inside, an ensemble of 20 apartments, two townhouses and one penthouse is being created – deliberately chosen and made for people who do not simply reside somewhere but live at their own rhythm. Margaret is what life in Vienna is all about.
The apartments – Designed for life
The day begins on your own terrace, coffee in hand, while the city slowly gets moving. Generous windows bring light and life into the rooms. Balconies, loggias and terraces extend the living space outdoors as a matter of course. The result is a way of living that feels light – open, well thought out and tangible in everyday life. The inner courtyard becomes a surprising green retreat – lively yet very private. The townhouses pick up this feeling: several levels, private gardens and room for whatever life currently needs.
City apartments. As flexible and varied as life in the city. From a first home of your own to an apartment that grows with your expectations. Compact or generous, always carefully planned and with private outdoor space.
Townhouses. More space, more freedom, more possibilities. The townhouses combine urban life with the feeling of a private retreat. Private gardens in the courtyard create a green oasis, complemented by several levels and well-planned layouts. A private wine cellar adds a further special touch.
Penthouse. A home above the rooftops of Vienna. Generous outdoor areas, a beautiful view and a private lift ride straight into the apartment create a degree of privacy and exclusivity that is rarely found.
Fittings
What makes Margaret special shows in the details. The materials were chosen deliberately and follow a clear standard of design, quality and durability. Oak parquet, floor-to-ceiling windows and finely matched surfaces create light-filled rooms. Two fit-out lines for the bathrooms allow individual design, from pared-back to expressive. Underfloor heating and air conditioning on the attic floors keep temperatures pleasant all year round. District heating and photovoltaics provide a sustainable energy supply.
Location – Where life happens
Around Margaretenplatz and the Schlossquadrat, everyday life unfolds quite naturally – lively, varied and always in motion. After a session at Loka Yoga, brunch at Propeller; at midday the Naschmarkt; an afternoon coffee at KARL.; in the evening dinner at THELL or a screening at the Filmcasino. The U4 at Pilgramgasse, the trams at Laurenzgasse and several bus lines connect Margaret with the centre and beyond. The future U2 station right around the corner will make this even more direct.
Sustainability
As with every project of the WINEGG group, the focus is on sustainability, living comfort and long-term value. District heating provides reliable, sustainable heat and reduces CO₂ emissions. Photovoltaic systems on the roofs generate renewable energy and lower energy costs in the long run. The building materials are durable, attractive and ecological. The project holds the DGNB Gold pre-certificate and is additionally aiming for EU taxonomy verification.
