About the project

Urban Living Space B59

At Bürgerstraße 59 in Linz, classic period-building flair and modern architecture come together. The elegant Gründerzeit façade is being preserved and continues to define the building's appearance, while the interiors offer living quality to the latest standards. A total of 8 condominiums are being created.

Modern comfort behind a historic façade

The newly built staircase uses stylish design elements to bridge past and present. The modern access core with a lift provides convenient, low-barrier access to the apartments. Behind the front door you will find high-quality fittings, up-to-date building services and well-planned layouts.

The period-building apartments

Six 2- to 3-room apartments (Top 1–6, approx. 51–64 m²) are located in the fully refurbished historic building between the ground floor and the 2nd floor. They offer ceiling heights of up to 2.85 m, a private outdoor area each, a storage cellar and a bicycle parking space; external blinds are available as an option.

The attic apartments

The two attic apartments (Top 7 and Top 8) are designed as modern maisonettes in the newly built cubic rooftop extension. An elegant timber staircase connects the living and sleeping levels. Each unit offers around 118 m² of living space, 4 rooms and two private outdoor areas – a south-facing loggia and a north-facing balcony. From the attic apartments the view reaches as far as the Mühlviertel hills and the Pöstlingberg. Both units come with electrically controlled external venetian blinds, a storage cellar and, according to the project page, their own garage parking space.

Central, yet pleasantly secluded

The traffic-calmed Bürgerstraße links the Südbahnhofmarkt and Schillerpark. Restaurants, cafés, shops and the city centre are within easy reach, and high-quality windows keep outside noise to a minimum.

Project overview

The historic Gründerzeit building, dating from around 1850, is undergoing a comprehensive refurbishment, including a new staircase with a lift. Six 2- to 3-room apartments (approx. 51–64 m²) are located on the refurbished standard floors; the two maisonettes sit in the new rooftop extension. Storage cellars and bicycle parking complete the offering. Completion is planned for 2027.
