About the project

AURORA TERRA is a pioneering geothermal project and a unique residential development at the foot of Sievering's vineyards in 1190 Vienna. Seven spacious freehold apartments between 124 m² and 228 m² with loggia, terrace or roof terrace — every owner shares co-ownership of the building's central geothermal hybrid system.

Geothermal heating instead of gas

As part of a comprehensive revitalisation, the old per-floor gas heating was replaced with a geothermal hybrid system by ROOTS Energy / RSI SQUARE using 160 m deep boreholes. About 75 % of the required heating energy is drawn for free from environmental heat — the remaining 25 % from electricity. Buyers acquire co-ownership of the plant and are permanently independent of oil and gas. The result: up to 40 % heating-cost savings versus a conventional gas system (€ 0.56/m²/month vs. € 1.06/m²/month at the 1190 Wien market average).

Living at the foot of the vineyards

The Sieveringer Straße 126 plot sits in a prime location between the Obkirchermarkt, the centre of Oberdöbling and Vienna's vineyards. Krapfenwaldlbad pool, Bellevuewiese, the Am Himmel recreation area and the Rudolfinerhaus private clinic are all within walking distance; bus 39A stops directly in front, tram 38 and the S45 train are minutes away. The historic centre is roughly 20 minutes by car.

Surface-ready — turnkey on request

All apartments are delivered "belagsfertig": the buyer chooses floors, tiling, sanitary fittings and kitchen finishes. On request the developer will complete the unit turnkey for around € 60,000 extra (variable depending on the selected finishes). Optional cooling via Abaton climate panels is available against surcharge; parking spaces in the renovated underground garage are € 30,000.

Renovation works

Originally built in 1983, the property has been comprehensively modernised: garage renovation incl. new surface, modernisation of access, fences and façade, refurbishment of the stairwell, a new lighting concept for the property and the conversion from per-floor gas heating to the geothermal hybrid system.
