Fenzlgasse 7 – New-build condominiums for sale in 1150 Rudolfsheim-Fünfhaus Wien

The classic period building (Altbau) is located in a popular residential pocket on a quiet side street between Felberstraße and Johnstraße, close to Schönbrunn Palace. Three apartments on the regular floors are being fully renovated and offered for sale. The planned attic conversion — which also brings a new elevator and additional structural upgrades to the house — will begin once all three apartments have sold.

Building & renovation scope

Alongside the apartment renovations, the building's shared areas are being brought up to current standards: the stairwell is being repainted, new Atlas Concorde Boost White 75×75 tiles are being laid, the entrance door is being restored at carpentry-grade and repainted, suspended ceilings with integrated spots are being installed, and a black light track with black spotlights is being added to the entrance area. A new main fuse box has been fitted, the old water-basin units on the 1st and 2nd upper floors are being removed, and a new one is being delivered and installed on the ground floor.

Apartment finishes

Every apartment features natural oak plank parquet flooring (WOODfloor 'Valetta Seda Bianca'), underfloor heating via a gas-fired floor boiler, and bathrooms equipped with a walk-in rain shower or bathtub. Floors and walls are finished in large-format 120×120 cm tiles by ATLAS CONCORDE, taps and fixtures are from HANSGROHE in a brushed-bronze finish, entrance doors are by DANA, and interior doors are installed at 220 cm extra height. Modern recessed and surface-mounted spotlights are used throughout. Each apartment has its own loggia or balcony facing the green inner courtyard, and the floor plans are contemporary and carefully thought out.

Location

Fenzlgasse 7 sits in Vienna's 15th district (Rudolfsheim-Fünfhaus), in a quiet side street within easy reach of Schloss Schönbrunn. The U3 underground station Johnstraße is about ten minutes on foot, and tram lines 10, 49 and 52 stop roughly 300 metres from the door. A supermarket, pharmacy and a range of cafés and restaurants are right around the corner.
