About the project
Four new rooftop maisonettes on a 1901 Gründerzeit Zinshaus at Ungargasse 16 in Vienna's 3rd district, between the University of Music and Performing Arts and the publicly accessible Sünnhof courtyard. The former raw attic was completely rebuilt from the ground up to provide a modern living experience while the existing building was thoroughly refurbished.
Zinshäuser — Vienna's gold
The Zinshaus at Ungargasse 16 dates back to 1901 and originally comprised eleven existing residential units plus two commercial premises on the ground floor. As part of the renovation, the entire property has been connected to Vienna's district heating network, an elevator (capacity 9 persons / approx. 630 kg) has been installed, and bicycle, stroller and private cellar compartments have been created for all residents. The handcrafted Gründerzeit details — façade elements, wrought-iron banisters, double-leaf doors and generous room heights — have been preserved or carefully restored.
The rooftop apartments
The four rooftop units added to the existing building (Top 15, 16, 17 and 18) range from approximately 60 m² to 115 m² of usable area. They are arranged as maisonettes across the 1st and 2nd attic levels, each with two to four rooms and private terraces. East–west orientation gives both morning and evening light. The architectural design is by pf architekten (Patrick Fessler, Mollardgasse 2/13, 1060 Wien).
Construction and equipment
The new rooftop is built as a primary steel structure with a secondary timber construction, including the cold-roof assembly and all flat roof terraces. Triple-pane insulating windows in wood with aluminium exterior shells. Floor build-up with heated screed and acoustic decoupling between levels. Living-room heights are 2.80 m in the regular rooms with up to 3.27 m in gallery and void areas; under sloped roof surfaces, lowered ceilings, stairs and lofts the height varies accordingly.
