About the project

99 freely-financed freehold apartments have been built right at the Hirschstetten bathing pond. Beyond the idyllic lake — with recreation areas and playgrounds all around — the new urban quarter offers all basic local-supply infrastructure. The buildings are staggered in height across four prescribed building classes from two to a maximum of eleven storeys, which guarantees ample daylight to both the buildings and the open space. The design also caters to self-sufficient residents: existing greenhouses are used communally, and a large share of the rooftops per plot is greened and walkable.

Mixed Use and Communal Spaces

We pay particular attention to the optimal mix of commercial and communal areas. The ground-floor zones host supermarkets, restaurants, a pharmacy, a bakery and a kindergarten. Communal rooms — a library, a game-rental room and a multi-purpose space — offer options for individual leisure.

Water, Greenery and Open Space

Water is a defining element of the area and shapes the new district. The existing open spaces around the Hirschstetten bathing pond are being enhanced with cafés and lounging areas. Children's and youth playgrounds, sports areas for active residents and green areas for those seeking quiet are all planned.

Mobility

In this largely car-free quarter, cycle and pedestrian paths dominate. Car owners are nevertheless well served by numerous underground parking spaces. Mobility stations offer bike and car sharing as well as services such as a bicycle-repair workshop. Every parking space at BWSG developments is prepared for e-mobility.

Current Promotion

Spring promotion until 30 June 2026: 6.5 % savings on ancillary costs and 1.1 % off the land-register fee, plus a EUR 2,000 shopping voucher when buying an apartment. Apartments and parking spaces are sold commission-free. Underground parking spaces cost EUR 30,000 each and are not included in the apartment price.
