About the project

The apartment block, built at the turn of the century, is located in one of the most popular residential areas in Vienna's Leopoldstadt district and is now being extensively refurbished by 3SI Immogroup. As part of the revitalisation, the standard-floor flats are being completely renovated, attractive open spaces are being created on the street and courtyard sides, and the top floor is being extended with eight brand-new attic apartments.

A unique green view onto Max-Winter-Park

Thanks to its direct location next to Max Winter Park, the flats offer a unique green view of the neighbouring park. The renovation pairs the character of an early-1900s Mittelzinshaus — high ceilings, restored facade, light-flooded principal rooms — with contemporary fittings, oak parquet, and a passenger elevator that will serve every floor.

Stuwerviertel — old quarter, new energy

Max-Winter-Platz lies inside the Stuwerviertel, the rapidly maturing residential pocket between Praterstern and the Wiener Messe. Status: pre-launch

As of mid-2026 the project is in its pre-launch "Coming soon" phase on the 3SI website. The construction package — including elevator, risers and façade — is being executed by OBENAUF/ Generalunternehmung; architecture by Weinmann ZT GmbH. A first ImmoScout24 sub-listing covering the three upper-attic top floors (Top 39, Top 40, Top 41 — 295.77 m² combined, €750,000) is already active. The remaining 19 units will surface as individual listings on the 3SI Wohnungsfinder once the project moves into active sale.
