About the project

The Gründerzeit building at Rauchfangkehrergasse 20, in the immediate vicinity of Schönbrunn Palace, consists of a street-facing building and a courtyard building. The property is being comprehensively renovated, extended by an additional floor (Aufstockung) and expanded through an attic conversion (Dachgeschossausbau). On the standard floors, serviced apartments are being created whose floor plans are specifically tailored to short-term rental — with accommodation zoning and a legally binding operating permit (Beherbergungswidmung + Betriebsanlagengenehmigung). The attic levels are designed as classic residential apartments.

The buyer purchases the apartment and becomes the registered apartment owner. All management and operations are handled by an experienced operator, who rents the apartments out short-term in the context of a rental pool, carrying the occupancy risk and nearly all operational responsibilities. Owners receive their share of the rental income based on the calculated yield-utility value (Rendite-Nutzwert) of their unit.

Specifically tuned to short-term rental, the apartments range from approximately 21 m² to 54 m² and are sold fully furnished in high-end hotel quality. The energy concept is geared toward sustainability and efficiency — high-quality insulation, triple-glazed windows, pellet heating, solar thermal and photovoltaics.
