About the project

VILLAGE IM DRITTEN is a new, vibrant urban quarter taking shape in Vienna with around 2,000 apartments, plus office and commercial space, local amenities, childcare and educational facilities, combining modern living with greenery, community and sustainable energy. Building plot 14B plays a special role: two sections merging into a single volume – six and eleven storeys high – blend harmoniously into their surroundings and create space for 109 apartments with two to five rooms plus two ground-floor commercial units.

Architecture with character

Designed by PSLA ZT Architekten, plot 14B becomes a true feat of volume. The chequerboard arrangement of projections and recesses and the floor-by-floor changing façades create unique floor plans that, depending on apartment size, allow for several (garden) loggias or balconies. Predominantly generous floor-to-ceiling glazing and green loggias bring plenty of light inside. A particular highlight is the open atrium on the ground floor acting as a "green centre". On the 4th floor a planted roof garden connects the two building sections.

The project – living with variety

Largely exposed-concrete ceilings and the projections/recesses create sight lines that give the apartments exceptional spaciousness and a loft-like feel. The offering is rounded out by a two-storey bouldering room and a multifunctional room with a large terrace, two commercial units and an underground garage. Apartments range from 43 to 131 m² – from the compact two-room apartment to the generous five-room family home.

Specification – living with style and comfort

Flush wood-aluminium windows, external sun shading (folding-arm awnings, cassette awnings, screens or textile curtains per building physics), Weitzer parquet flooring, selected porcelain stoneware tiles and sanitary ware by Villeroy & Boch with Grohe fittings. Flush, partly floor-to-ceiling internal doors. Every apartment has outdoor space, some with several loggias or plantable garden loggias. Underfloor heating with cooling supplied by the anergy network and mechanical ventilation.

Sustainability – for a conscious future

A forward-looking energy concept: all plots are connected to an anergy network, with geothermal probes beneath the buildings, rooftop photovoltaics and klima:aktiv Silver certification. VILLAGE IM DRITTEN sets new European benchmarks: 500 geothermal probes 150 m deep, several rooftop PV arrays exceeding one megawatt, heat pumps and a district-heating connection. Up to 80% of heating energy comes from local sources.
