VINDOBONA LIVING is a small new-build project of two solid brick (Ziegelmassiv) detached houses at Kugelfanggasse 36 in Vienna's 21st district Floridsdorf, developed and built by 2LIVING ROHA Immobilien GmbH. The plot is held under a 100-year heritable building right (Baurecht) from Stift Klosterneuburg with an extension option.
The site lies in Bruckhaufen, one of Floridsdorf's most scenic quarters, prized for its proximity to the Alte Donau, Donauinsel, the city beach and the Donaupark — yet U-Bahn lines U1 and U6 still reach the city centre within minutes.
Both houses span three storeys above a basement, each with its own garden (~ 42-43 m²), south-facing terraces and a roof terrace. The building envelope uses 38-cm insulated brick, triple-glazed aluminium-clad windows, an air-to-water heat pump driving underfloor heating with passive floor cooling — yielding HWB class C and fGEE class A. Buyers can choose the belagsfertig finish (final flooring to be laid by the buyer) or the fully turn-key (schlüsselfertig) upgrade.
