About the project

A modern residential and atelier building is taking shape in a dynamic Viennese neighbourhood, comprising 42 owner-occupied apartments and 15 trendy townhouses with terraces and private gardens. Unit sizes range from 30 to 107 m², offering space for singles, couples and families.

Architecture

F+P ARCHITEKTEN have designed two contrasting building bodies. The street-facing block has an urban character that blends harmoniously with the cityscape through dynamic spring balconies and neutral tones. The inner courtyard houses maisonette townhouses, creating a tranquil oasis with sheltered atmosphere and small private gardens in the heart of the city.

Apartments and Townhouses

The regular floors are predominantly home to 2- and 3-room apartments; the top floor is reserved for exclusive 4-room penthouses. All units feature high-quality finishes, thoughtfully designed floor plans and generous outdoor spaces.

Interior specification

Walls and ceilings are solid concrete; living areas have oak parquet flooring. Designer porcelain stoneware tiles and sanitary fittings from renowned brands set the tone in bathrooms. Spacious fitted kitchens, full-height interior doors (2.10 m passage height) and electric exterior shading in living spaces come as standard.

Sustainability

All roofs are landscaped (green roofs) and equipped with photovoltaic installations. Space heating and domestic hot water come from the public district heating network. Central cooling is provided by an air-source heat pump in the basement, supported by a cooling tower on the inner courtyard roof. Underfloor heating with a cooling function ensures year-round comfort.

Building amenities

A bright, spacious foyer with a digital information board called "puck" welcomes residents. A modern, accessible passenger lift connects every level with the underground garage. Parcels are received via digital parcel boxes; every apartment has a video intercom. Dedicated rooms for prams and bicycles keep common areas clutter-free, and each unit has its own basement storage compartment.

Location and transport

Wiedner Hauptstraße is a lively commercial street with numerous local shops, restaurants, supermarkets and small businesses. The Vienna State Opera and St. Stephen's Cathedral are within walking distance or a short tram ride away. Once the U2 extension opens, the building will be directly connected to the underground network via "Matzleinsdorfer Platz" station (about 5 minutes on foot). Vienna's main railway station is a 20-minute walk away.
