The listed building at Pitkagasse 4 was built in 1931–1933 by Eugen Kastner and Fritz Waage in the so-called “International Style”. In the building, initially used as “Dorotheum Floridsdorf” and later as a bowling center, particularly livable loft apartments are being created with enormous ceiling heights, open gallery spaces, and plenty of light, ranging in size from approx. 40 m² to 110 m².

The 21st district is considered one of Vienna’s most promising districts. Floridsdorf offers both quiet residential areas as well as good local infrastructure and quick access to Vienna’s city center. The proximity to the Danube and its recreational areas is attractive for young and old alike. The average age in the district is 41 years, which is exactly the average of Austria’s “youngest” federal state. The district’s population grew by 19.4% over the last decade, well above the Vienna average. 43,000 people work in the district and currently live elsewhere. With only a 12% share of private rentals (Vienna overall 28%), the market is particularly in need of development.
