The Project
A new challenging project by Familienwohnbau: in a quiet, green location in Dornbach, the renovation of a turn-of-the-century building is planned. The attic is to be converted, the existing apartments will be remodeled, modernized, and adapted to today’s needs. On the ground floor there is a large commercial space for gastronomy.

The Details
7 existing apartments ranging in size from 46 m² to 90 m² with 2 or 3 rooms, some with a cozy balcony facing the inner courtyard, will be brought up to today’s standards; in addition, the conversion of the attic will create 5 further new apartments with 2, 3, or 4 rooms from 50 m² to 140 m².

The building will be thermally refurbished, an alternative heating system will be installed, and an elevator will be added.

The existing commercial space can be expanded during the conversion in line with the ideas and wishes of the new operator.

The Infrastructure
Hernals is gaining ever more popularity thanks to its proximity to the city center, good public transport connections, and its closeness to local recreation areas. Attractive green spaces such as Adelheid-Popp Park, the Ortliebgasse park area, or Huberpark are located in the immediate neighborhood. In addition, numerous sights, the Art Nouveau jewel Jörgerbad, well-known cultural venues, and contemporary art events make the district particularly attractive.
