In Vienna’s 23rd municipal district, a burgeoning new urban development area is emerging along Breitenfurter Straße near Carrée Atzgersdorf, featuring around 900 apartments, an event hall for music, film and creative workshops, as well as an education campus.
ARWAG is constructing a residential complex with around 45 residential units, of which approx. 29 apartments will be subsidized and approx. 16 apartments will be built as privately financed units. Each of the 2- to 4-room apartments has generous private open-air spaces in the form of terraces, balconies, loggias or private gardens. All apartments are equipped with an innovative energy system that heats via the apartment ceilings in winter and regulates the temperature in summer. In addition to an attractive communal garden with terrace, additional amenities such as a common room, launderette, bicycle storage and stroller rooms are provided.
The project benefits from the new traffic-calmed district with a wide range of leisure activities and attractive public open spaces. Local suppliers as well as retail and service facilities are located along Breitenfurter Straße and Gatterederstraße, as well as in the village center of Atzgersdorf. Doctors and pharmacies are also within walking distance.
In the immediate area there are different types of schools, such as the Atzgersdorf education campus with kindergarten, primary school and New Middle School. Part of the outdoor area of the education campus, with ball game and children’s play areas, is also intended to be open to residents.
With construction planned to start at the beginning of 2024, completion is expected for early/mid 2025.
Location
Atzgersdorf station with the suburban rail lines 1, 2, 3 and 4, as well as the bus lines 58A, 58B and 62A, are within walking distance. By car, the Southeast Tangent can be easily reached via Breitenfurter Straße, Sagedergasse and Altmannsdorfer Straße.
