Location of PARK FLATS

In Vienna’s 3rd municipal district, ARE Austrian Real Estate, as the district developer, is creating “VILLAGE IM DRITTEN”. On a site of more than eleven hectares, by 2027 around 2,000 new apartments will be built, along with highly attractive space for offices, commercial uses, retail, local services, as well as childcare and educational facilities. The green heart of the district is the central two-hectare Bert Brecht Park, which, with its many shade-giving trees, serves as a relaxing place to retreat. In VILLAGE IM DRITTEN, all non-walkable roofs as well as some of the façades will be greened. In addition to an almost car-free and bicycle-friendly design of the district, the diverse local range of services contributes to short distances and thus a resource-conserving use of resources.

With VILLAGE IM DRITTEN, one of Europe’s most sustainable and innovative urban neighborhoods is being created. The district is distinguished in particular by an energy concept that spans multiple building plots, in which climate-friendly resources are selectively used, distributed, and stored. By combining photovoltaic systems (usable after joining the relevant energy communities), geothermal probes, and heat pumps, as many local and renewable energy sources as possible are used for heating, cooling, and electricity supply. All buildings are also connected to the district heating and power grid to ensure reliable supply even on days with little sunshine or very cold days.

Under the name “PARK FLATS”, a new residential complex with a total of 138 privately financed residential units, private open spaces, and an underground garage with 42 parking spaces is being built. The U-shaped building, accessed via four stairwells, on Ljuba Welitsch Promenade / corner of Gunther Philipp Way, offers plenty of space for living, working, and enjoying leisure time on around 8,970 square meters of usable residential floor area. Distributed across up to ten above-ground floors, singles, couples, and families will find a colorful range of tailored spatial solutions here. Cozy seating areas, a pergola canopy, and a magnificent view of the park await you on the spacious communal terrace on the eighth floor. On the courtyard side there are also playgrounds for children and youths as well as lovingly landscaped garden areas.

Thanks to its proximity to the St. Marx S-Bahn stop, tram line 18 and other public transportation options, as well as the A23 motorway connection, the PARK FLATS are very well connected to the public transport network: for example, the main station is only seven minutes away by tram. Likewise, with the extension of tram line 18 from the U3 station Schlachthausgasse to the U2 station Stadion by autumn 2026, a new direct connection to the green Prater will be created. An optimal location for living.

Ljuba Welitsch Promenade at the southern tip of the site directly borders the newly built Bert Brecht Park. Modern shopping, leisure, and dining spaces await you within walking distance in the ground-floor zones of the entire district and in the DOCKS on Landstraßer Gürtel.
